77 <br /> The FIDDLEHEAD CORNER MASTER PLAN LAND USE PODS exhibit[Civil Sheet C2.01 <br /> shows that Fiddlehead will be developed in five (5) PODS as described below. Perimeter <br /> Buffers (13.5 Acres) and Stream Buffers (17.1 Acres) are Primary Tree Protection Areas in this <br /> application and are not included in any POD calculations. The remainder of the site is <br /> considered Secondary Tree Protection Areas. <br /> POD Al (30± Acres) will contain all the proposed residential, community buildings, recreation <br /> areas, Family Care Facilities, well sites, and water treatment facilities. <br /> POD A2 contains the wastewater treatment facilities plus solid waste, recycling and composting <br /> collection facilities as well as remote storage for H4D service vehicles and oversized vehicles <br /> such as RVs. <br /> POD A3 will be used for underground wastewater distribution after treatment. POD A3 has soils <br /> that have sufficient absorption capacity to provide for both the primary area for the proposed <br /> 150 dwelling units, the Family Care Facilities, and the community buildings & uses and a repair <br /> area if ever needed. (Please see the more detailed descriptions of utilities for more information <br /> about each of these activities.) <br /> POD A4 & POD A5 are set aside as forested open space areas to be retained in their forested <br /> condition. Each of these PODS has soil capable of being used for wastewater distribution should <br /> they be needed for repair fields. <br /> Multi-use walking trails and paths will be located throughout all PODS and as permitted by <br /> Orange County regulations in the stream buffers. <br /> Stormwater Control Measures (SCM) facilities will be provided in three locations in POD Al and <br /> as shown on plans. There will be one location in POD A2. <br /> Fiddlehead Corner - Phasing Plan -The FIDDLEHEAD CORNER Illustrative Master <br /> Development Phasing Plan shows the primary phasing plan for the development of POD Al & <br /> POD A2. <br /> Phase 1 includes the construction of Fiddlehead Drive from Morrow Mill Rd. through POD Al to <br /> POD A2. It includes the first of the two community wells and treatment facilities and the <br /> wastewater treatment facility. It also includes the first installment of wastewater distribution lines <br /> in POD A3. <br /> Permitted POD Land Use Adjacencies are shown in the following tables and Table 1 shows the <br /> expected development of residential and support facilities by phase. <br /> During final plans and first phase of development there may be modifications to the types and <br /> quantity of dwelling units constructed to respond to market conditions. <br /> Fiddlehead Corner Energy Conservation & Electric Vehicle Considerations <br /> It is the intention of Hands Four Development Cooperative (H4D) to create a community that by <br /> intentional design values livability, affordability, and sustainability. <br /> Livability will be enhanced by utilizing the principles of universal design in a compact, walkable <br /> ZAA 09a CZ DevPlan Statement 2024-03-20(v2).docx Page 2 of 9 <br />
