67 <br /> TRAFFIC IMPACT ANALYSIS <br /> FIDDLEHEAD <br /> ORANGE COUNTY, NORTH CAROLINA <br /> EXECUTIVE SUMMARY <br /> 1. Development Overview <br /> A Traffic Impact Analysis (TIA) was conducted for the proposed Fiddlehead development in <br /> accordance with the North Carolina Department of Transportation (NCDOT) capacity analysis <br /> guidelines and the Orange County (County) Unified Development Ordinance (UDO). The <br /> proposed development is to be located at 5428 Morrow Mill Road in Orange County, North <br /> Carolina. <br /> The proposed development is anticipated to be completed in two (2) phases: <br /> Phase 1 (Completed by 2027) <br /> • 13 dwelling units of single-family detached housing <br /> • 12 dwelling units of single-family attached housing <br /> • 24 dwelling units of multi-family housing (low-rise) <br /> • Assisted Living with 6 beds <br /> Full Build (Completed by 2030) <br /> • 40 dwelling units of single-family detached housing <br /> • 50 dwelling units of single-family attached housing <br /> • 60 dwelling units of multi-family housing (low-rise) <br /> • Assisted Living with 20 beds <br /> Site access is proposed via one full movement driveway along Morrow Mill Road approximately <br /> 475 feet northeast of Gold Mine Loop. There is another full movement driveway along Gold <br /> Mine Loop; however, this access will be restricted to emergency vehicles only.
