Attachment B7 345 <br /> Resolution#.--RES-2025-009 <br /> A RESOLUTION AMENDING THE <br /> ORANGE COUNTY COMPREHENSIVE PLAN FUTURE LAND USE MAP AND TEXT <br /> WHEREAS, an Applicant has initiated amendments to the Orange County Comprehensive Plan: <br /> • Future Land Use Map, and <br /> •Appendix F: Land Use and Zoning Matrix, as established in Section 2.3 of the Orange County <br /> Unified Development Ordinance (UDO), and <br /> WHEREAS, the proposed amendment to the Orange County Comprehensive Plan Future Land Use <br /> Map consists of the following: <br /> •Amend a portion of 1 parcel, totaling 71.64 acres, located off Morrow Mill and Gold Mine Loop <br /> Roads, south of NC 54 from Agricultural Residential to Rural Neighborhood Activity Node, and <br /> WHEREAS, the following parcel is affected by the Orange County Comprehensive Plan Future Land <br /> Use Map amendment proposal: <br /> Parcel Owner on Record Acreage <br /> Identification Entire or Partial Proposed to <br /> Number Parcel to be be Changed <br /> PIN Changed? <br /> 9739720339 Partial HANDS FOUR DEVELOPMENT COOPERATIVE 71.64 <br /> WHEREAS, the proposed amendment to Appendix F: Land Use and Zoning Matrix consists of the <br /> following: <br /> •Adding the zoning district MPD-CD as a compatible zoning district within the Rural Neighborhood <br /> Activity Node future land use classification with the corresponding diamond symbol. <br /> WHEREAS, the Board finds the proposal supportive of the following principle/objective/goals <br /> outlined within the Comprehensive Plan, including: <br /> Planning Principle 2: Sustainable Growth and Development <br /> Growth and development within the county should occur in a pattern, location, and <br /> density that is sustainable over the long-term. <br /> Planning Principle 5: Preservation of Rural Land Use Patterns <br /> The County's rural areas are a cherished component of the County's character. Future <br /> development should preserve and enhance the county's rural landscape. <br /> Planning Principle 8: Preservation of Community Character <br /> Future growth and development should occur in a manner that preserves and <br /> enhances the existing character of the County, its townships, and rural crossroads <br /> communities. <br /> Land Use Objective LU-1.1 <br /> Coordinate the location of higher intensity/high density residential and non-residential <br /> development with existing or planned locations of public transportation, commercial <br /> and community services, and adequate supporting infrastructure (i.e., water and <br /> sewer, high-speed internet access, streets, and sidewalks), while avoiding areas with <br /> 1 <br />
