The project is located within 90.13 acres of property to <br /> the southeast of the intersection of Morrow Mill Road and Gold Mine Loop in the Bingham <br /> Township of Orange County, North Carolina. <br /> The application/request proposes development of a mixed housing and product type <br /> residential community with community components consisting of: <br /> ■ community center; fitness center; farm; walking trails; community outdoor common <br /> space; community tree house; pavilion; community gardens; and wood shop. <br /> The Staff comments contained herein are based upon review of Master Plan Drawings, <br /> dated December 29, 2023 and revised on March 21, 2024. These findings should not be <br /> interpreted as the Division's final analysis/approval of the proposed development. Upon <br /> zoning approval, the proposed development would then be required to submit a Land <br /> Disturbing Permit (LDP) which would formally be reviewed and approved development <br /> activity consistent with the Site Plan. <br /> Page I of 2 <br />
