So, Claire, Ralph Warren, and Dan Eddleman. <br /> 573 <br /> 574 Clare Steece Julich: Thank you, Mr. Chairman, and thanks to the Planning Board. I'm Clare Steece Julich. 1 <br /> 575 live out in Bingham Township on 9 wooded acres. I've lived out there with my husband <br /> 576 for over 35 years. I'm a member of 2T and Hands Four Development Cooperative, and 1 <br /> 577 hope to be a resident of Fiddlehead Corner. There are many Fiddlehead Corner <br /> 578 supporters here this evening tonight, and I'd like them to raise their hands now. Thank <br /> 579 you all. I live across from Sykes Dairy Farm in Bingham Township. I'm 7 miles from the <br /> 580 Fiddlehead Corners property. I've observed the changes that have occurred to the rural <br /> 581 qualities of the county over the past 3 decades. I've been pleased by the efforts of our <br /> 582 county leadership to promote sustainable growth and development that balances the <br /> 583 social and environmental needs and the economic factors. This kind of growth can serve <br /> 584 the needs of the people for housing while maintaining natural systems in a fiscally sound <br /> 585 way, and it's described in Page 1-7 of the comprehensive plan. The June 5th Planning <br /> 586 Board meeting packet has an analysis starting on Page 37 in which the planning director <br /> 587 states that the applicant's proposal is supportive of the following principles, goals, and <br /> 588 objectives outlined within the comprehensive plan and goes on to cite nine specific <br /> 589 examples. The last of those is promote clustering of residential development and <br /> 590 dedication of large areas of undisturbed land for low-impact recreational use by residents <br /> 591 and for wildlife habitat. He concludes the proposal establishes consistency between the <br /> 592 comprehensive plan and the applicant's request for MPD-CD zoning as part of the <br /> 593 Fiddlehead Corner development proposal. The UDO follows this theme of conservation <br /> 594 cluster development in Section 7.12 addressing flexible development. The purpose of <br /> 595 flexible development, it says, is to preserve agriculture and forestry lands, natural and <br /> 596 cultural features, environmentally sensitive areas and areas with potential for maintaining <br /> 597 the character of the community that might be otherwise lost or marginalized with the <br /> 598 conventional development. If Fiddlehead Corner proposed for a conventional residential <br /> 599 district or even a residential conditional district, its design is exactly what the planners in <br /> 600 the earlier boards of commissioners had in mind as an ideal type of development that <br /> 601 fulfills the vision for sustainable growth in Orange County. The type of project we are <br /> 602 proposing can be an antidote to the creeping sprawl that is occurring in many parts of our <br />
