22 <br /> welcomes all, supports the joyful engagement in the arts, music, dance and nature, and <br /> focuses on the reality of aging and eventual failing health. 2T was determined to find creative <br /> solutions to maximize quality of life right up to the end of life. <br /> In 2018, 2T members donated substantial money to fund focus groups of about 50 2T <br /> members, facilitated by Action Pact (a full-service senior living development company) to <br /> establish parameters for the community's development. This work culminated in an Integrated <br /> Business Plan that continues to be useful. <br /> While 2T initially set out with the goal of creating a Continuing Care Retirement Community <br /> (CCRC), they soon realized that a CCRC was not a viable structure for a variety of reasons. <br /> They decided to focus on essential elements of the CCRC model that were achievable. The <br /> residential element would consist of a variety of appropriately-sized residences ranging from <br /> individual homes to multi-family units, with the flexibility to move among them as <br /> circumstances changed. The care element would consist of a "continuum of care" for support <br /> as physical and mental capacities waned, including an on-campus Family Care Facility. The <br /> social element would consist of facilities and programs to promote an active, socially <br /> supportive lifestyle, including a community gathering place for participatory dance, music, and <br /> theater as an essential feature of community life. <br /> A major challenge was finding suitable land within the desired area. Scores of prospective <br /> properties were considered without finding a suitable parcel. It was a momentous day when <br /> 2T learned that the Cheek property was available. This land is relatively close to urban <br /> amenities and can be developed while preserving many of its natural features. <br /> The Hands Four Development Cooperative was established in February of 2023 to purchase <br /> the Cheek property on which this multigenerational residential community would be created. <br /> Co-ops spread the development costs over a substantial number of individuals, while <br /> subsequently allowing the added value gains from entitlements and development to benefit <br /> those members. 2T members who purchase a core share in H4D will have a vote on major <br /> decisions made by the cooperative. <br /> The development itself, Fiddlehead Corner, will be an inclusive, socially vibrant arts village <br /> that incorporates supportive care as people age in place. The community will be organized <br /> around music, arts, dance and nature. A community center will house a dance floor, small <br /> gathering venues, creative arts opportunities and communal dining space. Other amenities <br /> include a fitness center, accessible gardens, walking trails, and preserved green spaces. The <br /> development will consist of up to 150 modestly-sized dwelling units, including individual <br /> homes, semi-attached homes, and multi-family buildings, all adhering to H4D universal <br /> design principles. The community intends to generate a continuum of care that includes <br /> neighbors helping neighbors along with innovative wellness and healthcare approaches that <br /> prioritize helping people stay in their own homes as long as possible.
