204 <br /> "The community wells will lower the water pressure in our wells and make them <br /> unusable". <br /> This possibility is often brought up in the context of community wells but occurs very rarely in <br /> actual practice. Mathematical modeling with tools such as MODFLOW is sometimes done to <br /> assess the potential of well interference, but our consulting hydrogeologist advises that <br /> modeling tools are only applicable where water is supplied from sedimentary rock, not from <br /> fractured rock as in the case at our location. There is no way to predict a priori whether or not <br /> our well would likely interfere with an adjacent well, though again it is very unlikely that such <br /> would occur. Should suspected interaction occur, H4D would work with the neighbor to <br /> perform tests to determine whether or not our well is causing the interference and, if so, seek <br /> a solution. <br /> "The added traffic will pose a safety risk and will increase backup at peak travel times". <br /> A Traffic Impact Analysis has been done and NCDOT has outlined adjustments that will be <br /> required on Morrow Mill Road and NC 54 to handle increased traffic based on industry <br /> standard methods. The calculations were not adjusted for the fact that the great majority of <br /> residents are expected to be retirees and not traveling during peak travel times, so the traffic <br /> estimates are very conservative. Realistically there would be minimal peak hour impact. <br /> "Power outages due to storms would pose a risk to your elderly residents and <br /> compromise water and wastewater systems". <br /> We have a plan for energy resiliency during loss of power from the utility that will be fully <br /> specified as we move into the development phase. All utilities will be routed underground for <br /> maximum reliability. <br /> "The UDO talks about the county maintaining green space, sparsely populated space, <br /> and the County has worked towards that for decades. How do you make something <br /> that goes in there compatible with the goal of low density in the rural area? It's a <br /> radical change from what's there. It takes real space to support animal life". <br /> We've given high priority to preserving the existing rural character in the way our development <br /> uses the land. Two-thirds of the property will remain as green space in perpetuity according to <br /> the master plan. That will provide 60 acres for native fauna and flora to flourish and provide a <br /> buffer such that the peace, quiet and security of surrounding neighbors will be preserved. <br /> "An underground plume of petroleum that originated from a leak at the intersection of <br /> Morrow Mill Road and Highway 54 is spreading and could potentially threaten your <br /> water supply". <br /> A Phase I Environmental Site Assessment that was conducted on our behalf by SM&E in <br /> 2022 referred to the situation at that site. Their conclusion was that "the site is not considered <br /> an REC [Recognized Environmental Condition] in reference to the subject property". <br /> Nevertheless, we will continue to follow any evolving issues there. <br />
