199
March 29, 2024
NOTICE OF NEIGHBORHOOD INFORMATION MEETING (NIM)
Type of Application Submitted: MPD-CD Rezoning
Case Number: MA23-0005
Project Name: Fiddlehead Corner
Fiddlehead Corner Neighbors:
We (Hands Four Development Cooperative) have submitted a MPD-CD Rezoning
Application proposing to develop property located at the intersection of Morrow Mill Road
and Gold Mine Loop, Chapel Hill, NC 27516 (PIN 9739-72-0339) for Master Plan
Development-Conditional District. Per Section 2.9 Conditional Districts of the Unified
Development Ordinance, you are receiving this letter because property you own is within
1,000 ft. of this parcel. The parcel is further described below:
Property Information
Parcel ID Numbers (PIN) 9739-72-0339
Owner Hands Four Development Cooperative
Applicant Hands Four Development Cooperative
Location Intersection of Morrow Mill Rd. and Gold Mine
Loop, Chapel Hill, NC 27516
Acreage 90.13 acres
Current: Agricultural Residential (AR)
Zoning Proposed: Master Plan Development-Conditional
District MPD-CD
Watershed Designation Haw River Unprotected
What is being proposed?
The applicant is a cooperative formed by area residents to develop Fiddlehead Corner, a
community designed for "aging in place". The development will consist of pocket
neighborhoods, a tried-and-true land plan where clusters of homes are gathered around a
landscaped common area, giving meaningful connection with neighbors. Universal design
paths leading to a central gathering place for residents - the community center - will
assure mobility, social interaction, and access to amenities for those of all abilities. As
compact design allows two-thirds of the property to remain in its natural forested state,
Fiddlehead Corner will blend seamlessly into the rural landscape. The proposal requests
rezoning the property to Master Plan Development-Conditional District, a designation
consistent with the scale and characteristics of the project.
What is this meeting for?
This Neighborhood Information Meeting (NIM) will allow you and other nearby property
owners to meet with the applicant and discuss the proposal.
