The following access <br /> improvements, as recommended in the submitted Transportation Impact Analysis (TIA) (Attachment 1), <br /> have been proposed: <br /> Phase 1: <br /> Morrow Mill Road and Site Access A: <br /> • Construct a stop controlled access with one ingress lane and one egress lane. <br /> • Provide a minimum internal protected stem of 100'. <br /> Gold Mine Loop Road and Site Access B: <br /> • Construct a stop controlled access with one ingress lane and one egress lane. <br /> • Provide appropriate controls to restrict access to emergency vehicles only. <br /> Phase 2: <br /> Morrow Mill Road and NC 54 <br /> • Construct an exclusive northbound right turn lane on Morrow Mill Road with a minimum of <br /> 150' of full storage and appropriate transitions per NCDOT requirements. <br /> Morrow Mill Road and Proposed Site Access <br /> • Construct a southbound left turn lane with 100 feet of storage and appropriate transition per <br /> NCDOT requirements on Morrow Mill Road. <br /> Proposed Utilities <br /> The property is not in an area served by public water/sewer. Water and wastewater services will be <br /> provided via a community well and distribution system and a community wastewater treatment system. <br /> Appropriate local and state agencies will be conducting review and permitting for such systems. As <br /> presented, the systems will likely need to be permitted by the NC Department of Environmental Quality <br /> due to their complexity and scale (Environmental Health memo, Attachment 5). <br /> Erosion Control/Stormwater Regulations <br /> The applicant has indicated the project will conform to existing stormwater management (Section 6.14) and <br /> erosion and sedimentation control (Section 6.15) regulations of the UDO (Erosion Control & Stormwater <br /> memo, Attachment 5). <br /> IL 4 <br />
