180 <br /> Phase I Environmental Site Assessment <br /> 5824 Morrow Mill Road <br /> Chapel Hill, North Carolina E S&ME Project No. 22580189 <br /> 7.0 FINDINGS AND OPINIONS <br /> The results of the Phase I ESA are summarized in the following sections. <br /> 7.1 On-Site Findings <br /> The following on-site findings were identified during this assessment: <br /> One propane AST used for heating the residence on the subject property. <br /> Septic system present at the residence on the subject property. <br /> A heating oil AST was formerly located on eastern side of residence on subject property. <br /> Portions of the subject property have been used cultivated fields for agriculture. <br /> 7.2 Off-Site Findings <br /> The following off-site finding was identified during this assessment: <br /> Mike's Corner Store LUST incident. <br /> Kirby's American Station Property LUST incident. <br /> 7.3 On-Site Opinions <br /> The following opinions are provided concerning the on-site findings of this assessment: <br /> The propane AST is not considered a REC as it appeared to be in good condition and no signs of a <br /> release, such as staining or leakage, were noted. <br /> The septic system is not considered a REC as there were no signs of a release, such as staining or leaking, <br /> were noted. Based on the development of the subject property, the septic system was used for residential <br /> purposes. <br /> The historical heating oil AST is not considered a REC as the AST had been removed and no signs of a <br /> release, such as staining or leakage, were noted. <br /> The former use of portions of the for agricultural uses is not considered a REC. S&ME did not observe <br /> evidence of storage (one container of approximately 5 gallons was observed) or mixing of agricultural <br /> chemicals at the subject property on the day of the site visit. <br /> 7.4 Off-Site Opinions <br /> The following opinion is provided concerning the off-site findings of this assessment: <br /> A report from Henry Nemargut Engineering Services dated April 12, 2021, on the Mike's Corner Store <br /> found on the North Carolina Division of Waste Management Site Locator Tool, did not detect any target <br /> analytes in groundwater in MW-6 (monitoring well closest to the subject property) since March of 2020. <br /> No target analytes have been detected in water supply wells on the north and western adjoining <br /> properties located at 5802 Morrow Mill Road, Chapel Hill, North Carolina and 5811 Morrow mill Road <br /> Chapel Hill, North Carolina respectively. Based on these findings the Mike's Corner Store site is not <br /> considered a REC. <br /> August 25, 2022 15 <br />
