173
Phase I Environmental Site Assessment
5824 Morrow Mill Road
Chapel Hill, North Carolina s
S&ME Project No. 22580189 111 E
The information included in the report S&ME reviewed for the Mike's Corner Store (the absence of target
compounds in the MW-6 and water supply well SW-9 (located on the northern adjoining property) suggests that
the Kirby's American Station Property site had not impacted groundwater at the subject property at the time of
sampling on January 15, 2021, and March 3, 2020, respectively. The Kirby's American Station property is located in
a similar topographic position as Mike's Corner Store in relation to the subject property. Therefore, based on the
information included in the Mike's Corner Store report, Kirby's American Station Property site does not pose a risk
to soil or groundwater at the subject property.
4.2 Additional Environmental Record Sources
4.2.1 EDR Supplementary Sources
The EDR report also includes additional environmental records not listed among the standard federal, state and
tribal databases, such as historical auto stations, historical dry cleaners and manufactured gas plants. No
supplementary records were identified in the EDR report within the search criteria for the respective databases.
4.2.2 Tribal Record Sources
The EDR Radius Map Report with GeoCheck did not reveal listings of tribal environmental records.
4.2.3 Other Record Sources
No additional records were reviewed during this Phase I ESA.
4.3 Physical Setting Sources
Physical setting sources were reviewed to provide information about the geology and hydrogeology of the area of
the subject property.
Surface Drainage and Soil
Based upon a review of the topographic map, it appears that the subject property slopes towards north, east and
west (see Figure 1, USGS Topographic Map, Appendix 1). The subject property has an estimated surface
elevation of approximately 575 feet above mean sea level. During the site reconnaissance it was observed that
subject property is generally level with a hill in the center of the subject property that slopes in all directions. A
small pond is located on the site in the central portion.
Information regarding the subsurface soils at the subject property was obtained from the USDS Soil Survey
website (www.websoilsurvey.sc.egov.usda.gov). The majority of the subject property is mapped as Georgeville silt
loam, 2 to 6 percent slopes (GeB) and 6 to 10 percent slopes (GeQ. Georgeville silt loam is characterized as a well-
drained soil. Depth to water and bedrock is typically greater than 80 inches.
August 25, 2022 8
