172 <br /> Phase I Environmental Site Assessment <br /> 5824 Morrow Mill Road <br /> Chapel Hill, North Carolina E S&ME Project No. 22580189 <br /> 4.1 Standard Environmental Record Sources <br /> S&ME reviewed selected federal and state regulatory lists in an attempt to identify recorded information <br /> concerning environmental impacts or conditions or concerns associated with the subject property. S&ME <br /> reviewed the regulatory lists included in the following table as obtained from EDR. The database report is <br /> attached as Appendix II, including a listing of the databases, search distances, an explanation of each database, <br /> and figures depicting the approximate locations of regulated facilities in the vicinity of the subject property. <br /> Regulatory listings are limited and include only those facilities or incidents that are known to the federal and state <br /> agencies at the time of publication of various agency databases, as indicated in the EDR report. <br /> The subject property was not identified in any of the regulatory records searched by EDR.The identified facilities <br /> of potential concern, based on distance and topography, are listed in the following table: <br /> Table 4-1 — Database Search Summary Table (Standard Record Sources) <br /> Site Name Location Direction&Distance Record <br /> Mike's Corner Store 4908 NC HWY 54 West LUST <br /> Mapped 777 ft north northwest of the LUST TRUST <br /> subject property. <br /> Comments <br /> According to the EDR Report, the date reported was July 13, 2016. The site is currently active, and a Notice of <br /> Violation (NOV) was issued April 26, 2021. <br /> Site Name Location Direction - • • <br /> Kirby's American Station Property 4721 HWY 54 West LUST <br /> Mapped 843 ft north northeast of the <br /> subject property. <br /> According to the EDR Report, the date reported was July 23, 2007. <br /> One additional off-site facility was identified in the EDR Report that based on the distance from the subject site, <br /> relative topographic relationship to the subject site, regulatory status, and/or are located in a separate <br /> groundwater flow basin from the subject property, they would not likely impact the subject property. <br /> 4.1.1 Regulatory File Review <br /> Based on a report from Henry Nemargut Engineering Services dated April 12, 2021, on the Mike's Corner Store <br /> found on the North Carolina Division of Waste Management Site Locator Tool, this site does not pose a risk to soil <br /> or groundwater at the subject property. A copy of portions of the report is included in Appendix IV. Analytical <br /> data from this report did not detect target analytes in groundwater in MW-6 (monitoring well closest to the <br /> subject property) since March of 2020. According to the report, no target analytes have been detected in water <br /> supply wells on the north and western adjoining properties located at 5802 Morrow Mill Road, Chapel Hill, North <br /> Carolina and 5811 Morrow mill Road Chapel Hill, North Carolina respectively. <br /> August 25, 2022 7 <br />
