166 <br /> Phase I Environmental Site Assessment <br /> 5824 Morrow Mill Road <br /> Chapel Hill, North Carolina E S&ME Project No. 22580189 <br /> PHASE I ENVIRONMENTAL SITE ASSESSMENT <br /> 5824 MORROW MILL ROAD <br /> CHAPEL HILL, ORANGE COUNTY, NORTH CAROLINA <br /> EXECUTIVE SUMMARY <br /> S&ME, Inc. (S&ME) has completed a Phase I Environmental Site Assessment (Phase I ESA) on the property at 5824 <br /> morrow Mill Road, Chapel Hill, Orange County, North Carolina (the "subject property"). <br /> The subject property is estimated to contain approximately 125 acres and is comprised of the one parcel identified <br /> as Orange County parcel identification number (PIN) 9739624313. <br /> The subject property is predominantly wooded with some buildings, including a residence, located in the <br /> northwestern portion and an agricultural field in the central portion. Drainage features that cross portions of the <br /> property from west to east discharge into Collins Creek.Additional ephemeral drainage features were noted in the <br /> wooded areas in the central portion of the subject property. The subject property can be accessed from the north <br /> via a gravel driveway next to the residence as well as from the west from Gold Mine Loop. <br /> Property usage in the area of the subject property is a mixture of residential and agricultural. <br /> According to information reviewed by S&ME, the majority of the subject property was forested with a smaller <br /> portion used as agricultural land from some time prior to the 1930's. Small structures (likely residential and farm <br /> buildings) were observed on the northern and central portion of the subject property from the 1930's. <br /> S&ME contracted Environmental Data Resources, Inc. (EDR) to conduct an environmental database search of the <br /> subject property and the surrounding area. The subject property was not identified in the EDR report. The EDR <br /> report identified three off-site listings of potential environmental concern within the applicable search radii of the <br /> subject property. Based on the nature of each listing, local topography, and/or the distance to the subject <br /> property, the off-site listings are not expected to affect soil or groundwater the subject property. <br /> Mr. Cody McMechen of S&ME conducted a site reconnaissance of the subject property on August 8, 2022. The <br /> site reconnaissance was performed by walking accessible areas of the subject property. No recognized <br /> environmental conditions were noted at the subject property during the site reconnaissance. <br /> This assessment did not identify recognized environmental conditions, controlled recognized environmental <br /> conditions or historical recognized environmental conditions associated with the subject property. <br /> 1.0 INTRODUCTION <br /> S&ME conducted a Phase I ESA of the 5824 Morrow Mill Road property in Chapel Hill, Orange County, North <br /> Carolina (the "subject property") (Appendix I, Figures 1 and 2).
