101 <br /> %�Ifiddlehead <br /> Hands Four Development Cooperative <br /> PO Box 1201 Carrboro, NC 27510 <br /> -� Corner <br /> HandsFourDevelopment@gmail.com <br /> Fiddlehead Corner Anticipated Development Schedule <br /> March 20, 2024 <br /> A proposed schedule for development of Fiddlehead Corner has several design and approval <br /> steps subsequent to the MDP-CD zoning approval that we expect could be in fall 2024. <br /> NC DEQ approvals and associated county approvals for the wells, water treatment system, and the <br /> wastewater treatment and distribution system will take approximately 1 year. <br /> During that period, detailed access easement streets and phasing plans for the construction of <br /> the utilities and phase one residential and community buildings and other components will take <br /> place. Detailed tree surveys will take place at the stream buffer borders and perimeter land <br /> use-buffers to determine if the drip lines of trees at the edge of the buffers will require additional <br /> tree protection. Location of and removal of invasive species will also be undertaken during this <br /> time. <br /> An Erosion Control Plan will be prepared and submitted for review and approval to establish safe <br /> access to the property from existing entrances on Morrow Mill Rd. and Gold Mine Loop Rd. to <br /> provide access for well drilling and other onsite activity prior to the approval of construction plans <br /> for the development of Phase 1. <br /> Limited site preparation activities could begin in spring 2025 with more extensive site <br /> development work beginning in summer 2025. <br /> Phase 1 is expected to take approximately 18 — 24 months for completion with the occupancy <br /> of the first 50 dwelling units in 2027 in accordance with the information in the TIA submitted to and <br /> reviewed by the county and NCDOT. <br /> Phases 2 & 3 of development, as shown on the Illustrative Master Plan Phasing Plan, will be <br /> completed in 2028-2029.
