A Zoning Report of the property that gives an aerial image of the Stream Buffer areas is <br /> attached to this report. <br /> Environmental Assessment (EA) <br /> The applicant has provided an Environmental Assessment (EA) application and supporting materials as <br /> required in Section 6.16 of the UDO with their submittal. These materials were subsequently shared with <br /> various State agencies via the NC Department of Administration's State Clearinghouse. Planning and <br /> DEAPR Staff have also jointly reviewed the materials and agree with a determination and Finding of No <br /> Significant Impact (FONSI) as required in Section 2.25.1(B)(5) of the UDO. This determination eliminates <br /> a require from the applicant to provide a more detailed Environmental Impact Statement (EIS) process as <br /> outlined in Sections 2.25.2 and 6.6A of the UDO. <br /> Solid Waste <br /> The applicant has indicated development within the project will conform to the Orange County Solid <br /> Waste Management Ordinance (Attachment 5). <br /> Proposed Conditions <br /> The following conditions have been proposed by either the applicant or staff: <br /> 1. Per UDO Section 6.7, the Master Plan presented as part of the application in Attachment Al will <br /> determine allowable uses, the layout including setbacks and buffers, maximum building heights, a <br /> utility master plan showing all proposed locations of utility lines, structures and accompanying <br /> easements for sanitary sewer, potable water, and stormwater, development lots/pods with <br /> acreage, a master sign plan, the interior roadway plan, proposed access/driveway points, and all <br /> proposed on-site recreation and/or open space, and architectural concepts. <br /> 5 <br />
