To be clear - Fiddlehead Corner is not proposing any kind of commercial use open to <br /> the general public. Any services provided at Fiddlehead Corner are for the exclusive use of <br /> residents. <br /> The project to be developed by H4D is an intentional community that incorporates music, <br /> dance, and the arts into the fabric of its culture - activities that promote socialization and <br /> combat isolation and loneliness experienced by many seniors. In addition to providing a <br /> variety of housing units, an activities center, and other amenities, H4D is committed to <br /> delivering services on the campus allowing residents to remain there throughout their lifespan <br /> despite the infirmities of aging. Reclassification from Agricultural Residential to MPD-CD is <br /> necessary in order to support the density and mix of housing and ancillary uses needed by <br /> the community and to ensure that its character will remain stable over time, yet can respond <br /> to changing economic and market conditions. <br /> H4D is proposing to create up to 150 residences, a community center, two Family Care <br /> Facilities designed for elder care, and various recreational amenities, including but not limited <br /> to walking trails, pickleball courts, a swimming pool, and a wood shop. Roadways, commons <br /> areas, landscaping, a community well and water distribution system, and a community <br /> wastewater treatment system would be constructed, financed and maintained by the <br /> community, with professional operators managing these systems. Open-space design would <br /> be accomplished by concentrating residential development in compact clusters, thus <br /> preserving a large percentage of undisturbed common forested area for enjoyment by all <br /> community members. The view of the property from most properties and adjacent roads will <br /> be that of a forested rural property. <br /> The project was conceived by the Triangle Traditional Music and Dance Retirement Society <br /> (TTMADRS, or 2T). 2T is a 501(c)(3) organization formed in 2014 to pursue the idea of an <br /> intentional community with the arts as its organizing principle. In 2018, the grassroots <br /> organization, 2T, contracted with the national consulting group Action Pact to facilitate a <br /> series of focus groups among 2T members to determine the desired characteristics of the <br /> community. Action Pact concluded the consultation by producing an Integrated Business Plan <br /> (IBP) incorporating those features, complete with schematic drawings and a proforma. <br /> A search for land on which to develop the community culminated in locating the subject <br /> property. Once the site had been brought under contract, the 2T Board engaged Scott <br /> Radway, a land designer with vast experience in the Research Triangle area, to coordinate <br /> the project. A 2T Design Team guided by Mr. Radway and drawing upon the Action Pact IBP <br /> drafted a set of design specifications. John Felton and Glen Deal of Cline Design in Raleigh <br /> were engaged to translate the specifications into a concept design for a Master Plan that is a <br /> central part of the application package. Their design achieves the goal of a compact <br /> development footprint for the residential areas and facilities, while preserving over half of this <br /> land as undisturbed space for the common enjoyment of the community residents and <br /> embodying the H4D vision for conservation of the rural character of the property. <br /> H4D Narrative, Pg 3 <br />
