102 <br /> Hands Four Development Cooperative <br /> TiddCeherad PO Box 1201 Carrboro, NC 27510 <br /> Corner HandsFourDevelopment@gmailxom <br /> FIDDLEHEAD CORNER - ARCHITECTURAL CONCEPT PLAN - MARCH 20, 2024 <br /> MPD-CD PROPOSED DEVELOPMENT <br /> Architectural Information Required <br /> The master plan proposes multiple buildings and multiple pods for which some architectural <br /> information is required by UDO §6.7.1(6)(8). <br /> • Single Family, Two Family, and Townhome Dwellings are not required to provide <br /> architectural information. <br /> • Multi-family, community, recreation/fitness, and other buildings that support residential <br /> communities and farms are required to provide information. <br /> Fiddlehead Corner—Applicable Architectural Concept Elements <br /> (1) No architectural theme is proposed, however- <br /> The Community Buildings at Fiddlehead Corner will be well built, simple and functional. <br /> They will be beautiful buildings in their simplicity and attention to detail, open and airy with <br /> lots of natural light. <br /> (2) Color Palette <br /> In keeping with the natural setting of the subject site, colors shall be predominately earth <br /> tones including those tones associated with flowers, flowering trees & shrubs, sky tones, <br /> farm crops, and other commonly accepted earth tone colors. <br /> Accent colors that do not dominate the primary building colors and that will assist in <br /> developing individuality for the multi-family and common buildings are permitted. <br /> (3) Building Materials <br /> a. Exterior building materials are selected with an emphasis on durability and low <br /> maintenance. They can be selected from the categories shown below: <br /> b. Alternate material as selected by design professionals can be considered if it is equal to <br /> or better in aesthetics and performance. <br /> Roofing Material - Good quality asphalt shingles or metal standing-seam roofing in a <br /> medium to light color range or new materials meeting equal performance as developed <br /> during the lifetime of the buildings. <br /> Exterior wall materials can be one or a combination of the following: <br /> Masonry units including brick, Architectural block, and cast stone plus <br /> ZAA 22 Architectural Statement.docx Page 1 of 2 <br />
