Margaret Lane, Hillsborough, NC 27278 | 919.245.2575 <br />November 27, 2024 <br />NOTICE OF BOARD OF ADJUSTMENT QUASI-JUDICIAL EVIDENTIARY HEARING <br />TO REVIEW A VARIANCE REQUEST FOR <br />4630 OLD LAKE TRAIL (ORANGE COUNTY PIN 9857-87-2089) <br />Dear Property Owner: <br />This notice is to inform you of a December 11, 2024 Board of Adjustment meeting, at which a <br />request for a Variance for a parcel located at 4630 Old Lake Trail, Cedar Grove, NC (PIN: 9857-87- <br />2089) will be reviewed in a quasi-judicial evidentiary hearing. The +/-1.64-acre parcel is located <br />within the Cedar Grove Township. This notification is occurring in accordance with the provisions <br />of Section 2.10 Variances of the Orange County Unified Development Ordinance (UDO). <br />The Variance request will be reviewed by the Orange County Board of Adjustment at 7:00 p.m., <br />December 11, 2024 at the Whitted Meeting Facility (300 West Tryon Street, Hillsborough, NC). <br />NO CHANGES ARE PROPOSED FOR YOUR PROPERTY. You are receiving this notice <br />because you own property located within 1,000-feet of parcel requested for a Variance. <br />PROPERTY INFORMATION <br />Parcel ID Number (PIN) 9857-87-2089 <br />Owner Ronald L. Geib, Jr. and Kristen Geib <br />Applicant David Cates <br />Location 4630 Old Lake Trail, Hillsborough, NC 27278 <br />Acreage +/-1.64 acres <br />Current Zoning Agricultural Residential <br />Watershed Designation Upper Eno Critical Watershed <br />Under the provisions of the UDO, residential development(s) within the Upper Eno Critical <br />Watershed are required to adhere to a 150-foot building setback and 300-foot septic setback applied <br />to the outside of the Special Flood Hazard Area (100-Year Flood Zone). <br />The applicant has applied for a VARIANCE from the 150-foot building setback and 300-foot septic <br />setback from the reservoir to construct a residential structure on a currently undeveloped parcel. <br />Sections 2.10 and 2.12 of the UDO requires that the Board of Adjustment (BOA) hold an Evidentiary <br />Hearing to consider variance requests and that notices be sent to property owners within 1,000 feet of <br />Attachment 4 42
