<br />David Cates: As Taylor stated, this property was subdivided 2 years before the zoning of the 150-foot reservoir 7
<br />buffer, and it's pretty clear that they were not created with that in mind. This was overlaid after the 8
<br />fact, and that's obvious when you start looking at the layout of some of these lots, especially the lots 9
<br />that happen to have a stream beside them. Mrs. Barlow, her dad was actually one of the farmers 10
<br />who, I don't know if he gave the land, I don't know how the land transferred to the lake, but anyway, 11
<br />Mr. Ray was one of the five farmers that participated in helping to create the lake, and this is to be 12
<br />her retirement home. I wanted to, if you look at this layout, there are many things going on here, 13
<br />and as Taylor talked about, we have the buffer for the reservoir, we have the stream buffer, we have 14
<br />a 20-foot side yard setback, a 40-foot front yard setback, and then one of the more critical things is 15
<br />there's a 300-foot setback for the septic, and when you put all those things together, it leaves it 16
<br />extremely, extremely tight. I wanted to, in the process of preparing for this, I went to the closest 17
<br />property to the north of this that has a house built on it because I wanted to get a sample size septic 18
<br />field, and it was very interesting. I handed out this particular property to the north, which is 4718 Old 19
<br />Lake Trail. It was very interesting because it's got a stream beside it, and it's got a 75-foot reduced 20
<br />buffer which you can see because of the stream and the septic. That's about all you have left for the 21
<br />buildable area for a house and a driveway, and the driveway's kinda critical as you'll see. Here is 22
<br />that septic field from that particular one. I'm going to have to step away from the mic, but I'll be back. 23
<br />So, here's Old Lake Drive. Now, here is the septic. This is the septic line here, 300-foot line here. 24
<br />You can see that the width of this, it's as wide as the area where the driveway is. So, if you turned 25
<br />it that way, the driveway, you couldn't get to the house because you can't put a driveway over a 26
<br />septic field, and if you put it the other way, it would have to go the long way, and then that's what 27
<br />pushes the house into the reservoir buffer. There are two items that we can't really display at the 28
<br />time, and that's the actual shape. This is assuming that we could pick the exact shape of the septic 29
<br />field, but we can't. Anybody that's built a house that has a septic field, you know we don't determine 30
<br />the exact shape of the septic field. That's determined by the county or by a soil scientist. So, we 31
<br />don't necessarily get to pick and choose. We kind of have to work with the soils. So, you need room 32
<br />in order to have that flexibility, and we have no room. We have less than no room, and the shape of 33
<br />it, again, it isn't necessarily going to be this shape. I guarantee you it won't be this shape; it'll be 34
<br />some shape, but anyway, the 4718 Old Lake Trail, to me, is kind of a great example of what it took 35
<br />in order for that to be a buildable area with the constraints that are shown here. I think that's all I 36

<br />because it's superseded by the reservoir and also the side yard setback is superseded by the stream 44
