LETTER OF AGREEMENT Crisis Diversion Center Orange County September 5, 2024 Page 2 of 4 addition, further development of the site and exterior landscaping will be done in parallel with the exterior design. Deliverables for Design Development will include, at a minimum: 1. Code Review / Life Safety Plan 2. Site Drawings 3. Structural Framing Plans 4. New Work Floor, Ceiling, and Finish Plans 5. Interior Elevations 6. Equipment and Furniture Plans 7. Building Sections and Elevations (Renderings as needed) 8. Electrical, Mechanical, Fire Alarm, and Plumbing Plans and Details 9. Project Specifications (outline form at this phase) 10. Cost Estimating Task III – Construction Documents CPL will coordinate with the design team to prepare Construction Documents in compliance with the North Carolina State Building Code (2018 edition), NFPA, DHSR Rules and Regulations, and other applicable standards. FGI compliance is not required for this project as it has not been adopted by DHSR for Crisis Diversion Centers. CPL also understands release of an early design package may be necessary in order to procure critical path items needed to expedite the construction schedule identified by the Construction Manager. Task IV – Bid Phase Services CPL will submit the documents to State authorities having jurisdiction (DHSR). All permits and approvals for the project will be paid for and secured by the Client. CPL will work with the Construction Manager to answer Requests for Information (RFIs), provide clarifications, and issue addenda as required for pricing. Task V – Construction Phase Services CPL will provide twenty-four (24) site visits during construction with a field report written for each visit. Project meetings, inwall / overhead review, punch list, pre-DHSR and DHSR inspections will occur during these site visits. CPL will also provide construction administration services consisting of the review of submittals, shop drawings, certification of monthly pay requests, responding to RFIs that arise during the course of construction and response to all DHSR review comments. SCHEDULE No schedule has been established. We agree to provide services to the Client in the most expeditious manner practical. ASSUMPTIONS Our fee proposal is based upon the following assumptions: 1. Reimbursable expenses are included in the fee. 2. Site visits are indicated under Task V. 3. One (1) early Construction Document set in addition to the final is assumed in our proposal. 4. Placement and coordination of medical equipment is included in the scope of work; however, procurement is excluded. 5. Furniture design, coordination and procurement are included within the architectural/interiors scope of work (fee). 6. Construction Phase Services is based on a 12-month schedule. 7. Shallow foundations and steel construction were the basis of design for the structural fee proposal. 8. Retaining walls are excluded from this scope of work. 9.
