• Lease term would be structured to begin on July 1, 2004 and expire on August 31, 2006, in <br />tandem with the existing lease; <br />• Rent: $11,85/square fact with Landlord completing upfit of the space; <br />• Utilities are the responsibility of the County. As a reminder, the Friends of the Central <br />Orange Senior Center support much of the cost for utilities; <br />• The County will provide normal maintenance to the interior of the facility; Landlord will be <br />responsible for all exterior components of the leased premises; <br />• Parking is included; <br />• Janitorial services are the responsibility of the County. <br />FINANCIAL IMPACT: Estimated annual expenditure beginning .luly 1, 2004 in the amount of <br />$23,700 is incltded in the 2004-05 budget request from the Department on Aging. Including <br />the existing lease, the annual cost of the Central Orange Senior Center space would be <br />approximately $72,890, <br />RECOMMENDATION(S): The Manager recommends that the Board approve a lease far 2,000 <br />square feet of space immediately adjacent to the existing Central Orange Senior Center at the <br />Meadowlands per the terms and conditions cited herein and subject to review by the Staff and <br />County Attorney; and authorize the Chair to sign on behalf of the Board. <br />
