14 <br /> Slide #21 <br /> The MPD-CZ plan:about 30 residences,including some duplexes and ADUs;large <br /> community septic field to the east;all to be cooperatively owned and built upfront <br /> ------------ <br /> - <br /> 3 <br /> Slide #22 <br /> "The Dinosaur" <br /> Whythe MPD-CZ is no longer sustainable <br /> We have not been able to achieve the numbers orthe financial capacity to build such a large <br /> project.Building costs have skyrocketed due to COVID and other market and financial <br /> instabilities,discouraging orexcluding many would-be member-builders.Our(extensive)efforts <br /> to obtain financing forthe project did not come to fruition,and were taxing our limited capacity. <br /> With such pressing cost constraints and a vigorously expanding farm,the community <br /> subsurface drip septic system planned to the east now seems unwieldly,too costly,and intrudes <br /> too much on a prime agricultural area. <br /> The MPD is designed as an organic whole that does not readily allow building in parts or phases <br /> (e.g.nearly the entire infrastructure must go in at the start) <br /> Flexible Development-Conservation Cluster zoning allows greater flexibilitywith individual <br /> design and timing as well as affordable housing support(such as from Community Home Trust) <br /> while hugely reducing upfront community costs. <br />
