Article 6: Development Standards 41 <br /> Section 6.8: Landscaping, Buffers&Tree Protection <br /> (1) Where a landscape use buffer is not required, a landscape area ten feet in width <br /> exclusive of drainage and/or utility easements shall be provided along the interior <br /> side and rear lot lines of each lot being developed. The remaining side lot line dimension would be 216 feet,multiplied by the 10 foot width of the landscape area. <br /> 2160 square feet,divided by 1,000 results in 2.16 trees,or 2 trees. <br /> (M(J) Foundation Plantings <br /> (1) A minimum of a five foot landscape area must be planted around the entire front <br /> foundation and sides visible from the public rights-of-way of non-residential <br /> structures to blend the architecture into the site and to accent entrances. <br /> Vegetation of varying heights and textures shall be placed along walls and <br /> fences to soften the planes. <br /> (2) If a landscape area around the foundation is not possible, as in the case of <br /> existing buildings and parking, landscape planters should be incorporated into <br /> the stei:e_building frontage and sides visible from the public rights-of-way to <br /> screen the foundation from public view,from adjoining properties,and the <br /> dedicated right-of--way. This can be done by means of raised planters, sidewalk <br /> cutouts, or portable planters. <br /> (€)LKLLandscaping of Vehicular Use Areas <br /> (1) Perimeter Buffer <br /> (a) A landscape area at least ten feet in width, exclusive of drainage and/or <br /> utility easements, shall be provided between the vehicular use areas and <br /> the right of way or adjacent property line, except where permitted <br /> driveway openings are to be provided. <br /> (b) In addition to the trees required on-site, a hedge of at least three feet in <br /> height at maturity shall be installed to provide a continuous opaque <br /> landscape barrier for the purpose of reducing glare and visual <br /> distractions to passing motorists and to adjacent properties.
