Permitting: <br /> Prior to performing work in the NCDOT right of way, the applicant will need to obtain an <br /> approved Driveway Permit for the proposed site access. <br /> 2. Trip Generation and Traffic Impacts: <br /> Based on the information provided, the site consists of 18 single family residential lots. <br /> The site is expected to generate approximately 150 daily trips at full buildout. The site <br /> access and adjacent road network is expected to operate acceptably with no road <br /> capacity improvements required per NCDOT guidelines. <br /> 3. Jurisdictional Authority- Internal Streets: <br /> The submitted materials contain contradictory information regarding public or private <br /> internal street. The applicant needs to specify. Public subdivision streets are subject to <br /> NCDOT design and construction requirements. <br /> 4. Intersection Sight Distance: <br /> NCDOT staff performed a site visit to evaluate intersection sight distance. Observed time <br /> gaps and associated sight distances were not observed in the field due to horizontal and <br /> vertical road geometry and vegetative obstructions. The applicant will need to further <br /> evaluate and provide design information meeting NCDOT and AASHTO requirements. <br /> 5. Site Analysis sheet shall be drafted based on Section 7.13.2(A)(3), including the labeling <br /> of Primary and Secondary open space areas. In addition, a design process checklist, as <br /> contained in Section 7.12.8(B), shall be provided from the applicant. <br /> 3. Recommend the removal of the proposed parcel lines from the Site Analysis Map — Pre <br /> Development Sheet C3.1 and the removal of the proposed house locations, wells, and <br /> septic fields from the Site Analysis Map— Post Development Sheet C3.2. <br /> 4. Landscape buffers shall be identified on the concept plan per Section 6.8.6. <br /> 5. The application for this project proposed a public road, however, Sheet C1.0 of the <br /> concept plan references Proposed Private Roadway Data. Please confirm with staff if <br /> the proposed road is public or private and revise sheet C1.0 and label sheets C3.0, 3.1, <br /> 3.2, and 5 as public or private. <br />
