The project is located within 16.97 acres of <br /> collective property (both PINs) on the east side of Dimmocks Mills Road and to the north <br /> of Moorefields Road in the Hillsborough township of Orange County, North Carolina. <br /> The request proposes a watershed overlay district boundary modification so as to <br /> accommodate subsequent development. <br /> The staff comments contained herein are based upon a required Rezoning Application <br /> and supporting information dated June 24, 2024. These findings should not be <br /> interpreted as the Division's final analysis/approval of the proposed development. Upon <br /> zoning approval, the proposed subsequent development would then be required to submit <br /> a Land Disturbing Permit (LDP) which would formally review and approve development <br /> activity consistent with the Rezoning Application. <br /> Erosion & Sedimentation Control (E&SC): <br /> According to current Orange County GIS imagery of the project parcel, there are two <br /> mapped stream features within the project parcel boundaries. Orange County enforces <br /> stream buffers along streams, rivers, water bodies, and other water features (e.g., <br /> wetlands)as outlined in Section 6.13 of the Orange County UDO.
