15 <br /> Existing Conditions/Physical Features <br /> The parcels currently contain a cleared field of approximately 8.36 acres. The remaining area of the site is <br /> forested. A stream is located along the eastern property line which requires an 80 ft. stream buffer based on <br /> Section 6.13 of the UDO. An existing residential structure, accessory structures, and gravel driveway are <br /> located on the northern property. <br /> Zoning Atlas Amendment Overview <br /> Orange County has initiated a Zoning Atlas Amendment to modify the Upper Eno Critical Watershed <br /> Overlay District boundary line. State-designated Critical and Protected Watersheds located in Orange <br /> County are regulated as a Watershed Protection Overlay Districts. Based on Article 4, Overlay Zoning <br /> Districts, the Watershed Protection Overlay District applies to the Orange County portion of watershed <br /> which have been classified as WS-II, WS-III, or WS-IV by the State of North Carolina. The Zoning Atlas <br /> Amendment will bring this overlay district into alignment with the State-recognized watershed. No <br /> amendments are proposed to the R-1 (Rural Residential) zoning district, Major Transportation Corridor <br /> Overlay District, or Future Land Use Map. <br /> Additional background information regarding this request is contained in the Narrative (Attachment 1). <br /> In acting on this request, the County is unable to impose conditions.
