Resolution of Approval <br /> PURPOSE: To review and consider approval of the Stonewall Major Subdivision Preliminary Plat <br /> application for the property with Parcel Identification Number 9875-64-5097 at the intersection of <br /> Miller Road and Minnick Road, in accordance with the provisions of Section 2.15 and Article 7 of the <br /> Unified Development Ordinance (UDO). <br /> BACKGROUND: A Major Subdivision Preliminary Plat application was received proposing an 18-lot <br /> subdivision with 47.9% open space. <br /> Review Process: A Major Subdivision application requires the submission of a preliminary plat <br /> and other documents, in accordance with Section 2.15 of the UDO. <br /> • First Action — Onsite visit with the Planning Director. <br /> Staff Comment — The onsite visit occurred on February 16, 2024. <br /> • Second Action — The applicant holds a Neighborhood Information Meeting (NIM). <br /> Staff Comment: The NIM was held on February 28, 2024, at 5:30 p.m., at the <br /> Orange County Public Library (Attachment 3). <br /> • Third Action - The Planning Board reviews and takes action on the Concept Plan <br /> application. <br /> Staff Comment: The Planning Board approved the Concept Plan — Flexible <br /> Development Option at its regular meeting on April 3, 2024. <br /> • Fourth Action — Once a concept plan is approved, the Planning Board reviews and <br /> makes a recommendation on the approval of the Preliminary Plat for the project. <br /> Staff Comment: The Planning Board reviewed the Preliminary Plat application at <br /> its regular meeting on August 7, 2024, and voted unanimously to recommend <br /> approval of the Preliminary Plat. <br />
