The project is located within 112.17 acres of <br /> property located at 1031 Frazier Road in the Cheeks township of Orange County, North <br /> Carolina. <br /> The request proposes rezoning from MPD-CZ to R-1. <br /> The Staff comments contained herein are based upon an Application and a "Site Plan" <br /> (i.e., a copy of the recorded plat, Book 114, Page 81). These findings should not be <br /> interpreted as the Division's final analysis/approval of the proposed development. Upon <br /> zoning approval, the proposed development would then be required to submit a Land <br /> Disturbing Permit (LDP) which would formally review and approve development activity <br /> consistent with the available documents. <br /> Erosion & Sedimentation Control (E&SC): <br /> No E&SC related materials were submitted with the Zoning Atlas Amendment application. <br /> According to current Orange County GIS imagery of the project parcel, there are three <br /> mapped stream features within the project parcel boundaries.
