Ordinance Approving Zoning Atlas <br /> Amendments <br /> PURPOSE: To hold a public hearing, receive the Planning Board/staff recommendation and <br /> public comments, close the public hearing, and take action on an applicant-initiated Zoning Atlas <br /> Amendment to rezone a +/- 112.17-acre parcel (PIN: 9835-74-8573) located at 1031 Frazier <br /> Road, Mebane, Cheeks Township. The proposed rezoning is: <br /> FROM: MPD-CZ (Master Plan Development Conditional Zoning) <br /> TO: R-1 (Rural Residential) <br /> BACKGROUND: On April 19, 2024, a Conventional Zoning Atlas Amendment application <br /> (Attachment 1)was received proposing to rezone +/- 112.17 acres at 1031 Frazier Road, Mebane. <br /> The Staff Report in Attachment 2 contains additional information, maps, and analysis. <br /> Requirements: As detailed within the Zoning Atlas Amendment application package (Attachment <br /> 1), and Section 2.8 of the Unified Development Ordinance (UDO), rezoning submittals are <br /> required to contain: <br /> 1. A completed/signed Zoning Atlas Amendment application; <br /> 2. A map, at a legible scale, showing the land proposed for rezoning; <br /> 3. A detailed narrative denoting the following: <br /> a. The existing zoning of the subject property and the requested zoning, as defined <br /> in Article 3 of the UDO; <br />
