76 <br /> stream buffers along streams, rivers, water bodies, and other water features (e.g., <br /> wetlands) as outlined in Section 6.13 of the Orange County UDO. A floodplain buffer is <br /> located on the Eastern portion of the subject parcel. Based on the submitted materials for <br /> the proposed development, the project could meet the basic Erosion and Sedimentation <br /> Control requirements as required by Orange County UDO Section 6.15 and could be <br /> developed as generally proposed. The proposal will also require an Army Corps PCN <br /> 404/401 application for both the wetland impact and stream buffer impact and issuance <br /> of Orange County buffer impact authorization certificate for the planned stream crossing. <br /> Stormwater Management: <br /> No stormwater management related materials were submitted with the Zoning Atlas <br /> Amendment application. According to current Orange County GIS imagery, there are <br /> mapped Special Flood Hazard Areas (SFHAs) located on the project parcel. The project <br /> will need to meet applicable stormwater management requirements as outlined in Section <br /> 6.14 of the Orange County UDO and must be in general conformance with the North <br /> Carolina Stormwater Design Manual (i.e., Minimum Design Criteria). <br /> Conclusion: <br /> The Division has No Objections to the approval of the Zoning Atlas Amendment request <br /> so long as a complete LDP application and supporting plans and calculations are <br /> submitted for review, processing, and approval prior to commencement of on-site Land- <br /> Disturbing Activity. As the project progresses, additional field observations, and/or <br /> permitting by others (e.g., US Army Corps of Engineers, NC Department of Environmental <br /> Quality, NC Department of Transportation, etc.), additional buffers, setbacks, and/or <br /> additional Orange County review and permitting may apply beyond the proposed <br /> development as shown with this Zoning Atlas Amendment request. <br /> Christopher Sandt, PE Date <br /> :14 12024 <br /> Steve Kaltenbach Date <br />
