Orange County West Campus Office Building -HVAC <br />PDC Project 23020 Testing,Adjusting,and Balancing for <br />HVAC 23 05 93 - 5 <br />100-95% <br />Pressurized rooms -Negative <br />Supply 95%to 100% <br />Exhaust or Return <br />100%to 105% <br />Room offset tolerance to design <br />100%to 105% <br />Systems -Water Tolerances of Plan Design Remarks <br />Coils,Heat Exchangers, <br />Pumps,Evaporators, <br />Condensers <br />+/-5% <br />3.05 RECORDING AND ADJUSTING <br />A.Field Logs: Maintain written logs including: <br />1.Running log of events and issues. <br />2.Discrepancies,deficient or uncompleted work by others. <br />3.Contract interpretation requests. <br />4.Lists of completed tests. <br />B.Ensure recorded data represents actual measured or observed conditions. <br />C.Use only those instruments which have the maximum field measuring accuracy and are best <br />suited to the function being measured. <br />D.Apply instrument as recommended by the manufacturer. <br />E.When averaging values,take a sufficient quantity of readings that will result in a repeatability error <br />of less than 5 percent.When measuring a single point,repeat readings until 2 consecutive <br />identical values are obtained. <br />F.Permanently mark settings of valves,dampers,and other adjustment devices allowing settings to <br />be restored. Set and lock memory stops. <br />G.Mark on drawings the locations where traverse and other critical measurements were taken and <br />cross reference the location in the final report. <br />H.After adjustment,take measurements to verify balance has not been disrupted or that such <br />disruption has been rectified. <br />I.Leave systems in proper working order,replacing belt guards,closing access doors,closing doors <br />to electrical switch boxes,and restoring thermostats to specified settings. <br />J.Seal ducts and piping,and test for and repair leaks. <br />K.Seal insulation to re-establish integrity of vapor barrier. <br />L.Retest,adjust,and balance systems subsequent to significant system modifications and resubmit <br />test results. <br />3.06 AIR SYSTEM PROCEDURE <br />A.Adjust air handling and distribution systems to provide required or design supply,return,and <br />exhaust air quantities at site altitude. <br />B.Test,adjust,and balance the air systems before the hydronic systems. <br />C.Make air quantity measurements in ducts by Pitot tube traverse of entire cross sectional area of <br />duct. <br />D.Measure air quantities at air inlets and outlets. <br />E.Adjust distribution system to obtain uniform space temperatures free from objectionable drafts and <br />noise.This includes adjusting the deflection of all diffuser and grilles. <br />F.Use volume control devices to regulate air quantities only to extent that adjustments do not create <br />objectionable air motion or sound levels.Effect volume control by duct internal devices such as <br />dampers and splitters. <br />G.Vary total system air quantities by adjustment of fan speeds.
