Project Correspondence and <br />Development Advisory Committee <br />Comments <br />6.Findings of Fact <br />Ashley Moncado, Planner III, 919-245-2589 <br />Patrick Mallett, Deputy Director, 919-245-2577 <br />PURPOSE: To hold a quasi-judicial evidentiary hearing, receive sworn testimony and evidence, <br />and take action on a Special Use Permit 24-0009 (hereafter “SUP”) application proposing a major <br />modification to a previously approved SUP for Childs Pace Properties, LLC. The original SUP <br />was approved in 2002 (Attachment 2). The request includes one parcel located at 735 Erwin <br />Road, within the Chapel Hill Township, in accordance with the following Unified Development <br />Ordinance provisions: <br />•Section 2.7: Special Use Permits; <br />•Section 5.2: Table of Permitted Uses; <br />•Section 5.3.2: Application of Use Standards – Special Uses; and <br />•Section 5.8.2: Care Facilities. <br />BACKGROUND: On April 17, 2024, a Special Use Permit application (Attachment 1) was <br />received to allow for an increase in enrollment at the existing day care facility (Use #19, Table of <br />Permitted Uses) located on a +/- 5.48-acre parcel. As detailed within the application, the permit <br />would allow for up to 46 children and 10 staff members.
