Travel mode access opportunities are largely restricted by Erwin Road right-of-way. Currently there <br />is no bike lane infrastructure and the area on the subject parcel’s side of the road is restricted by a <br />stream that runs parallel to Erwin Road along its frontage and a large 60” culvert that crosses <br />beneath the road. Therefore, there is no space to provide a sidewalk in this location either. 2. The proposed traffic count increase does not warrant a Traffic Impact Analysis and the subsequent <br />improvements that may be require as a result thereof. However, traffic impact at this facility is <br />mitigated by staggered pick up times as described on the site plan cover sheet. Furthermore, the <br />pickup and drop off areas are located far from the road into the interior of the site eliminating <br />traffic back up into Erwin Road and allowing ample room for parking and staking to allow for safe <br />access to the building. 152
