38 <br /> Attachment 6 <br /> Resolution #: RES-2024-035 <br /> RESOLUTION <br /> OF THE <br /> ORANGE COUNTY BOARD OF COUNTY COMMISSIONERS <br /> Date: June 4, 2024 <br /> Name of Subdivision: Williams Glen <br /> Owner/Applicant: Lawrence Road Partners, LLC <br /> 320 Executive Court <br /> Hillsborough, NC 27278 <br /> Consultants/Agent(s): EarthCentric Engineering <br /> 204 West Clay Street <br /> Mebane, NC <br /> The Board of County Commissioners hereby approves the Williams Glen Preliminary <br /> Subdivision Plat, dated February 21, 2024, containing the following: <br /> • 15 lots slated for single-family residential development with a density of one (1) <br /> dwelling unit per every 1.88 acres of land area; <br /> • 1 paved public roadway, tentatively named "Kelsey Court" constructed to North <br /> Carolina Department of Transportation public road standards; <br /> • The preservation of 9.95 acres of Primary and Secondary open space as <br /> denoted on the Preliminary Plat; <br /> • A 30-foot wide landscape buffer along Lawrence Road; and <br /> • A 20-foot wide landscape buffer along the southern parcel line. <br /> The approval of this resolution authorizes and directs the Orange County Manager to <br /> accept for Orange County and on behalf of the public generally, the offer of dedication <br /> of all publicly offered areas/easements, including rights-of-way for the public portions of <br /> roads named "Kelsey Court" without maintenance responsibility. <br /> Per the Orange County Unified Development Ordinance (UDO) the applicant shall <br /> construct, maintain and/or improve all Common Open Space areas until such time as it <br /> is accepted for ownership and maintenance by a recorded Homeowner's Association <br /> (HOA). <br /> Before the Final Plat of Williams Glen can be approved by the Planning Department and <br /> recorded within the Orange County Registrar of Deeds office the following conditions <br /> shall be addressed: <br /> A. Declaration of Restrictions <br /> 1. The Orange County Planning Department shall author a Declaration of <br /> Restrictions (hereafter `the document') establishing and describing the <br />
