Article 5: Uses 7 <br /> Section 5.20: Standards for Retail Uses <br /> (1) The following Multiple Uses are permitted in the O/RM zoning district when the <br /> Principal Use type is Research Facility Without Manufacturing and shall adhere <br /> to the standards of Section 5.19.3(8)(2): <br /> (a) Financial Services <br /> (b) Service land uses limited to Beauty & Barber Shops, Laundry and Dry <br /> Cleaning Services <br /> (c) Eating and Drinking Establishments limited to Nightclubs, Bars, Pubs, <br /> Restaurants Carry Out and General <br /> (d) Retail, limited to 12,000 sq.ft. of building area/ <br /> (e) Manufacturing, Assembly, Processing, and Distribution Uses—Other, <br /> limited to Printing & Lithography <br /> (2) Multiple Uses, identified in Section 5.15.2(B)(1), are permitted only in accordance <br /> with the following standards: <br /> (a) The site plan shall identify the square footage of each structure by type <br /> of use. <br /> (b) The Principal Use type of Research Facility Without Manufacturing must <br /> be established on the site. <br /> (c) The Multiple Use shall not exceed 25% of the total square footage of all <br /> structures on the site. <br /> SECTION1 • ' RETAIL USES <br /> 5.20.1 Retail <br /> (A) Use Standards <br /> (1) Specific Standards for the LC-1, NC-2, and EC-5 Zoning Districts <br /> (a) Uses shall be limited to 12,000 sq.ft. of building area. <br /> (b) No outdoor sales/displays shall be permitted. <br /> (2) Specific Standards for the CC-3 Zoning District <br /> (a) Uses shall be limited to 24,000 sq.ft. of building area. <br /> (b) Outdoor sales/displays shall be permitted subject to the following: <br /> (i) No more than 20% of the property area shall be utilized to <br /> support outdoor sales/displays. <br /> (ii) Displays shall not be located within any required parking, septic <br /> disposal, or land use buffer area on the property. <br /> (iii) Displays shall not block entrances and exists to the structure. <br /> (3) Outdoor sales/displays shall be allowed in other districts subject to the following: <br /> (a) No more than 25% of the property area shall be utilized to support <br /> outdoor sales/displays. <br /> (b) Displays shall not be located within any required parking, septic disposal, <br /> or land use buffer area on the property. <br /> (c) Displays shall not block entrances and exists to the structure. <br /> 5.20.2 Country Store <br /> (A) General Standards for Evaluation <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-117 <br />
