Draft Ordinance <br /> PURPOSE: To hold a public hearing, receive the Planning Board and staff recommendations <br /> and public comments, close the public hearing, and take action on an applicant-initiated Zoning <br /> Atlas Amendment to rezone two (2) parcels totaling +/- 9.37 acres (PINs: 9854-18-4217 and 9854- <br /> 18-9274) located at 3009 Forrest Ave., Efland, Cheeks Township. The proposed rezoning is: <br /> FROM: R-1 (Rural Residential) <br /> TO: GC-4 (General Commercial) <br /> BACKGROUND: On February 13, 2024, a Conventional Zoning Atlas Amendment application <br /> (Attachment1) was received proposing to rezone two parcels totaling +/- 9.37 acres at 3009 <br /> Forrest Ave., Efland. The Staff Report in Attachment 2 contains additional information, maps, and <br /> analysis. <br /> Requirements: As detailed within the Zoning Atlas Amendment application package (Attachment <br /> 1), and Section 2.8 of the Unified Development Ordinance (UDO), submittals are required to <br /> contain: <br /> 1. A completed/signed Zoning Atlas Amendment application; <br /> 2. A map, at a legible scale, showing the land proposed for rezoning; <br /> 3. A detailed narrative denoting the following: <br />
