The Architect shall review contractor pay requests and advise the Owner as to their relative completeness. The Architect shall review any contractor submittals, RFIs, ASI’s, produce meeting minutes, conduct monthly and preconstruction meetings, and report all info to the owner and the contractor to ensure that they are in keeping with the construction documentation. DESIGN FEES: The total amount of all professional and construction services shall be based on the total project budget (not to exceed) One-Million Five Hundred and Fifty-Five Thousand, Three Hundred and Fifty-Four dollars ($1,555,354.00). Compensation shall be based on a fixed fee as follows: Architectural Services: $280,400.00 Construction Contract Budget: $1,274,954.00 The Design Fee shall be billed in the following percentages: Schematic Design/ Design Development 35% 6 weeks Construction Documents 40% 10 weeks Bid Administration 5% 4 weeks. Construction Administration 20% 20 weeks 100% 40 weeks +/- HOURLY RATES: All Additional Services are to be mutually determined and agreed to in writing prior to the commencement of the work.
