The project is located within approximately 101.1 acres <br />of property located between I-40 and NC 86 South off of Phoebe Drive in Chapel Hill, <br />North Carolina. <br />The request proposes development consisting of: <br />▪ Redistribution of 25 acres of open space <br /> <br />The Staff comments contained herein are based upon a required Special Use Permit <br />Application package dated February 16, 2024. These findings should not be interpreted <br />as the Division’s final analysis/approval of the proposed development. Upon zoning <br />approval, the proposed development would be required to submit a Land Disturbing <br />Permit (LDP), if LDP thresholds are triggered, which would formally review and approve <br />development activity consistent with the Special Use Permit. <br /> <br /> <br /> <br /> <br />238
