T he <br />following comments were generated from our review of the submitted plans and documents. The <br />Town recognizes that a response to comments is not necessary for this courtesy review. <br /> <br />Planning Comments <br />1. We note that the site is a good distance from Chapel Hill’s jurisdiction. <br />2. We note that the small portion of this site within the Rural Buffer, and our joint review area, is <br />entirely proposed as their relocated open space. We therefore have no concern about <br />development impact in the Rural Buffer. We find it to be excellent way to align the site layout <br />with our long-range planning interests. <br />3. The area for new development does not seem to have a means of access except through the <br />proposed dedicated open space. If a drive needs to come off of E Scarlett Mountain Rd, <br />and/or from the existing mobile home park to the north, we wondered if the locati on(s) <br />should not be counted as open space. We weren’t sure what County standards were and <br />whether you would normally count a road/drive towards open space area. <br />4. Town Transportation staff have heard that GoTriangle will be moving their 420 route from NC <br />86 onto I-40. When that happens, the site won’t have access to GoTriangle service, only <br />Orange County service. That doesn’t create a concern for us.
