218 <br /> Neighborhood Information Meeting Report Form <br /> REPORT OF INFORMATION MEETING REQUIRED BY <br /> THE ORANGE COUNTY UNIFIED DEVELOPMENT ORDINANCE <br /> To: Taylor Perschau, Orange County Current Planning and Zoning Supervisor <br /> Project Name: Woodsedge/ Woods Mobile Home Park Special Use Permit Modification <br /> Approximate Location (or Address): Highway 86 South and Waterstone Drive. Access from <br /> Phoebe Drive. South of Waterstone Drive, East of 1-40, West of Highway 86 South. <br /> Proposed Number Lots: Recombination of Existing Two (2) lots. Residential (Y/N): Yes <br /> The undersigned hereby certifies that the required sign(s) was posted on the property proposed <br /> for project, on each road frontage of said project on (date) Orange County Planning Department <br /> Posted the signs on or before the required posting date. A photo of the sign posted is <br /> recommended to be attached to this form. <br /> The meeting was held at the following time and place: The New Heart Church of the Nazarene <br /> on Thursday March 21St, 2024, at 6:30 pm. The Church is located immediately adjacent to the <br /> site. <br /> The persons in attendance at the meeting: See attached Attendance sheet <br /> The following issues were discussed at the meeting (Attach additional sheet(s) if needed): <br /> A. The presenter on behalf of the applicant was Eric Chupp. Mr. Chupp introduced himself and <br /> the Development company Capkov Ventures Inc., as well as others that were attending the <br /> meeting on behalf of the applicant. He then explained to the small group of neighbors that the <br /> Modification of the Special Use Permit involved only two changes to the existing Special Use <br /> Permit for the Woodsedge Mobile Home Park. 1. The requirement of unitary ownership. 2. <br /> The distribution of the 25 acres of open space. He further explained that removing the <br /> requirement of unitary ownership would allow for the potential future development of the <br /> Property in a more logical way, while at the same time allowing for the redistribution of the <br /> open space which would provide more robust and permanent buffering. Mr. Chupp showed <br /> several slides that showed that the Modification was in accordance with several land use <br /> plans and the Town of Hillsborough's Utility Services Boundary Map for the area. The slides <br /> included the Town of Hillsborough/ Orange County Central Orange Coordinated Area Land <br /> Use Plan for Areas Within the Town's Urban Services Area. Mr. Chupp committed to <br /> dedicating the open space on the south side of the site into a conservation easement making <br /> the open space more permanent. <br /> According to the sign-up sheet and the applicant's recollection there were 8 people who <br /> attended the meeting and that included two husband and wife couples. Their concerns were <br /> related to the following issues. <br /> 1. Increased Traffic in the area was the primary concern raised by the neighbors. <br /> Specifically, those attendees that lived or worked adjacent to the property said that getting <br /> onto Highway 86 South was already a problem and new development would bring more <br /> traffic. We explained that an in depth Traffic Impact Analysis had been completed for this <br />
