The site contains <br /> two existing points ingress/egress connecting to NC 86 S: Phoebe Drive and E Scarlett Mountain Road. <br /> The entire western perimeter of the properties are bordered by Interstate 40, which is a restricted access <br /> road system. The existing development is serviced by Town of Hillsborough water and sewer services, <br /> which includes a sanitary sewer pump station. The site contains stream features which require an 80-foot <br /> stream buffer on either side of the bank where slope is greater than 7.5% and a 65-foot stream buffer on <br /> either side of the bank where slopes is less than 7.5%, per Section 6.13 of the UDO. <br /> Proposed Modifications <br /> Proposed Development <br /> A 1985 Special Use Permit, recorded in Orange County Records Book 519 Page 93, and its approved 1991 <br /> modification, Records Book 905 Page 206, were granted for a Planned Development known as <br /> "Woodsedge Mobile Home Park". Concurrent to the 1991 Woodsedge modification, an additional Special <br /> Use Permit was granted for"The Woods Mobile Home Park", Records Book 905 Page 200. The Woods and <br /> Woodsedge effectively operate as a unified mobile home park development. <br /> The proposed modification to the 1985 and 1991 Special Use Permits for Woodsedge and The Woods <br /> Mobile Home Parks does not propose any change to the land use itself. The 1985 approved permit was <br /> granted with 20 conditions tied to the approved use, the 1991 approved modification to the Woodsedge <br /> SUP was granted with 2 conditions tied to the approved use.
