Findings of Fact <br /> PURPOSE: To hold a quasi-judicial evidentiary hearing, receive sworn testimony and evidence, <br /> and take action on a Special Use Permit 24-0005 (hereafter "SUP") application proposing the <br /> expansion of an existing cemetery on +/- 6.59 acres of a +/- 10.27 acres (PIN 9767-26-1613). The <br /> parcel is located at 2560 Jones Ferry Road, within the Chapel Hill Township, in accordance with <br /> the following Unified Development Ordinance provisions: <br /> • Section 2.7: Special Use Permits, <br /> • Section 5.2: Table of Permitted Uses; <br /> • Section 5.3.2:Application of Use Standards— Special Uses, <br /> • Section 5.6.2: Cemetery. <br /> BACKGROUND: On February 16, 2024, a Special Use Permit application (Attachment 1) was <br /> received to utilize the property to operate and expand the existing Judea Reform Congregation <br /> Cemetery (Use #62C, Table of Permitted Uses) located within a +/- 6.59 acre portion of a +/- <br /> 10.27 acre parcel. As detailed within the application, the permit area will include 784 additional <br /> burial plots and extend the existing gravel driveway. The remaining 3.68 acre portion of the parcel <br /> located outside of the designated SUP acre is not included with the Special Use Permit request. <br /> The Staff Report in (Attachment 2) contains additional information, maps, and staff analysis. <br /> Basic Review Process: A Special Use Permit application requires submission of a site plan and <br /> other documents, in accordance with Section 2.7.3 of the UDO: <br /> 0 FIRST ACTION — Staff Review/Analysis Begins <br />
