186 <br /> Capkov Ventures <br /> evelo in Homes And Communities Since 1954 In Chapel Hill Since 1972. <br /> P g P <br /> a Kovens Company <br /> Woodsedge Special Use Permit Modification <br /> Findings of Fact Article 5.3.2 <br /> Orange County Unified Development Ordinance <br /> (a) The use will maintain or promote the public health, safety and general welfare, if <br /> located where proposed and developed and operated according to the plan as <br /> submitted; <br /> (b) The use will maintain or enhance the value of contiguous property(unless the use <br /> is a public necessity, in which case the use need not maintain or enhance the value of <br /> contiguous property); and <br /> (c) The location and character of the use, if developed according to the plan submitted, <br /> will be in harmony with the area in which it is to be located and the use is in <br /> compliance with the plan for the physical development of the County as embodied in <br /> these regulations or in the Comprehensive Plan, or portion thereof, adopted by the <br /> Board of County Commissioners. <br /> Response to (a). Please see the attached narrative labeled Exhibit B to this application. <br /> The proposed modification will promote the public health, safety, and general welfare <br /> of the community. The modification of the 1985 Woodsedge Special Use Permit, and <br /> the 1991 modification thereof will only change the allocation of Open Space within <br /> the property, and the requirement for unitary ownership. The characteristics and <br /> operation of the Woodsedge Mobile Home Park will remain exactly as they are today. <br /> The proposed modification may allow for the future development of the underutilized <br /> 50 acres immediately south of the Mobile Home Park.
