173 <br /> Scarlett Mountain Drive <br /> Potential Open Space or Development <br /> Exhibit G � <br /> 4. <br /> 3 <br /> The 25 acres of open space being proposed as part of this modification will also <br /> provide significantly better buffers for both the Woodsedge Mobile Home Park <br /> and the neighbors along Scarlette Mountain Drive to the south. We are <br /> proposing a minimum of a 100-foot strip of continuous open space along the <br /> entire southern border of the property that runs along East Scarlette Mountain <br /> Road. We are then proposing to turn the continuous open space northward to <br /> provide buffering for the rear of the house at the corner of Scarlette Mountain <br /> Road and Highway 86 South. This is all in addition to the approximately 10 <br /> acres of open space we are reserving north of East Scarlett Mountain Road that <br /> buffers over half of East Scarlett Mountain Road from any future development <br /> to the north (See Exhibit D above). The Orange County Unified Development <br /> Ordinance does not require any buffering between residential uses. When added <br /> to the existing private drive access easement of Scarlette Mountain Road you <br /> have a minimum distance of 160- feet to the first property line of the homes on <br /> East Scarlette Mountain Road. More importantly, if you measure the distance <br /> between the closest home and the closest possible development north of the <br /> dedicated open space, you are at 364 feet. This is over the length of a <br /> professional football field. The rest of the homes along East are over two times <br /> the length of a pro football field. There are only (7) homes in total along East <br /> Scarlett Mountain Road. (See Exhibit H for distances to homes along Scarlette <br />
