167
Exhibit D
VNG HOSPITAL T TR
AT --- M
NIu690HWGN y y 9
9 0-w.-WED
MODI-
r ,r ,
Al! F
------------
ww. I I
i
With the proposed modification, we have an opportunity to do things better. To
recognize the environmentally sensitive areas on the property as described in the
Unified Development Ordinance as "Primary Open Space Areas" (Orange
Couty UDO Section 7.12.C.1). Primary Open Spaces are areas that include
streams and wetlands, areas of steep slopes, natural areas, and wildlife habitats
which we are proposing (See Exhibit D above). While the existing open space
was easy to delineate and transfer it included significant areas that had been
clear cut for a 150' power easement running west to east through the open space
and stands of immature scrub pine. Little to no streams, wetlands, or steep
slopes were included. Please refer to photographs taken of the power easement
that runs through the existing open space labeled Exhibit F. Alternatively, the
open space proposed as part of this modification is the same 25 acres of land,
but it does not include the expansive power easement and does include the
streams, steep slopes and environmentally sensitive areas that are now
considered Primary Open Spaces. Please see the photographs of areas within the
currently proposed open space labeled Exhibit G.
