131 <br /> 13. The method of police, fire and rescue squad protection were reviewed by Elizabeth <br /> Farnan, Fire and Life Safety Chief with the Orange County Fire Marshall's Office. There <br /> was no indication of concern. <br /> 14. The method of vehicle access was reviewed by NCDOT District Office and indicated no <br /> concerns. <br /> Cemetery <br /> 15. Site plan submitted: Site plan was provided in compliance with Section 2.5 of the UDO. <br /> 16. The lot size is: +/- 10.27 acres, +/-6.59 acres are subject to the SUP for Use #62(C), <br /> Cemetery. <br /> 17. A minimum lot size of two acres is provided: The project meets the minimum lot areas of <br /> 2 acres; the Special Use Permit is being requested for +/-6.59 acres, as indicated on the <br /> site plan. <br /> 18. The site shall have direct access to a collector or arterial street: The site has direct access <br /> to Jones Ferry Road, which is classified as a minor collector road by the NCDOT. <br /> 19. There shall be adequate space within the site for the parking and maneuvering of funeral <br /> cartilages: The site plan proposes to extend the existing gravel driveway, which varies in <br /> width from 12 to 16 feet. The proposed configuration shall provide adequate space for <br /> parking and maneuvering of funeral cartilages and emergency vehicles. <br /> 20. No interments shall take place within 30 feet of any lot line: The designated SUP area <br /> provides for a 30-foot burial plot setback and all proposed burial plots meet the setback <br /> standard. No burials shall occur within this setback area. <br /> General Welfare, Value & Harmony <br /> 21. The expected value difference with the proposed use for contiguous property is: As <br /> presented and entered as evidence on the evening of the evidentiary hearing. <br /> 22. The location and character of the use is: If developed according to the plan submitted and <br /> in accordance with the conditions, the project will be in general harmony with the <br /> surrounding area and the use would be in compliance with the plan for the physical <br /> development of the County as embodied in the Unified Development Ordinance or in the <br /> Comprehensive Plan, or portion thereof, adopted by the Board of County Commissioners. <br /> 23. The character of the area in which the use is located is: Rural with undeveloped parcels <br /> and low-density residential. <br />
