The southern boundary line of the Property fronting NC Highway 54 shall be buffered with <br /> a 75-foot Type E landscaped buffer consisting of existing and constructed buffer plantings <br /> as provided on the Site Plan. <br /> 12. A tree preservation area along the Property line fronting NC Highway 54 shall be provided, <br /> except where necessary to accommodate driveway access and utilities, as displayed on <br /> the Site Plan. <br /> 13. The eastern and northern boundary lines of the Property shall be buffered with a 30-foot <br /> Type B landscape buffer, except for a 430-foot segment of the northern boundary line <br /> buffer, which shall be modified to preserve the existing farm road corridor and enhanced <br /> with either: (a) a reduced buffer width with higher density of evergreen understory trees <br /> and shrubs, or (b) installation of the entire 30-foot Type B buffer from the inside edge of <br /> the existing roadway, as the same is provided on the Site Plan. <br /> 14. Lighting on the Property shall be implemented in accordance with the Site Plan and shall <br /> be limited to 2 30-foot pole-top mounted shoebox LED lights for the community building <br /> parking areas, and 4 10-foot pole-top mounted traditional LED lamps which shall be <br /> installed approximately equidistant from the community building parking area along the <br /> access road to the camp guest parking area as shown on the Site Plan. <br /> 15. The Property shall be developed in accordance with the Site Plan subject with the <br /> following minor modifications, in addition to those specified by Section 2.7.14 of the <br /> Orange County UDO, allowed to be administratively approved by the Planning Director: <br /> Adjustments of structures, driveways, parking areas, lighting and well and septic <br /> features of no more than a 10% change in ground coverage; and <br /> - No more than a 10-foot shift in location. <br />
