Moreover, the property's <br /> natural conditions will be preserved and managed according to a forestry management <br /> plan. <br /> Operational Characteristics <br /> Camp Operation <br /> The lodging component of The Nest's operations, consisting of 20 cabins, a <br /> community bathhouse and community shelter. At full occupancy, The Nest will have the <br /> capacity to accommodate 50 overnight guests. It is anticipated the operation will be <br /> staffed by a minimum of 2 employees, which will attend to both the operation of the camp <br /> and the community building activities. <br /> Community Center/Retreat Space <br /> As a community space, the Nest expects to accommodate at least one special <br /> event per year in the form of a renaissance fair, to be hosted by a third-party non-profit <br /> organization which will lease the premises in order to produce the event. The annual <br /> renaissance fair will include activities such as music, theater, vendors and storytelling. In <br /> addition to the annual renaissance fair, The Nest intends to make its facilities available to <br /> host conferences, seminars, educational and vocational trainings, retreats and similar <br /> special event, assembly and community functions. Attendant to the anticipated assembly <br /> uses, The Nest anticipates the property may from time to time accommodate passive <br /> recreational activities including, camping, lawn games and non-permanent outdoor <br /> recreational activities. As an assembly space, The Nest contemplates utilizing the <br /> community center building and open outdoor spaces, while also making cabin available <br /> for overnight guests and "assembly" attendees. The indoor capacity for events and <br /> assemblies is expected to accommodate up to 30 attendees on any given day. Normal <br /> operating hours for the community building are anticipated to be 9:00 A.M. to 5:00 P.M. <br /> Structural Components <br /> The structural components of the operation are illustrated with particularity on the <br /> Site Plan included as Exhibit C-1 to this Application, the Nest will consist of approximately <br /> 23 structures, including the following: <br /> - Community building (4,620 square feet) <br /> - 14 1-bedroom cabins (288 square feet) <br /> - 6 2-bedroom cabins (576 square feet) <br /> - Bath house (900 square feet) <br /> - Community shelter (500 square feet) <br />
