Overnight guests shall be provided with and agree to abide by rules and regulations which shall <br /> include enforceable quiet hours set forth in Voluntary Condition #1 herein above, and shall prohibit <br /> overnight guests from accessing adjoining properties directly from the Property, among other <br /> Property and operation-specific rules and regulations. <br /> 6. The Property shall accommodate no more than 50 overnight guests at any one time in the provided <br /> guest cabins (excluding overnight host accommodations provided for in the community building any <br /> permitted or exempt Special Events on the Property). <br /> 7. The Property shall employ a minimum of 2 employees during working hours, consisting of a site <br /> host responsible for the camp, and a community building staff person. <br /> 8. The Project shall make use of and improve the existing farm road on the Property as provided on <br /> the Site Plan. <br /> 9. The Project shall provide 25 regular parking spaces and designated areas for up to an additional <br /> 20 spaces of overflow parking as provided on the Site Plan. <br /> 10. The limits of disturbance for the Project shall not exceed 4.31 acres as provided on the Site Plan. <br /> 11. In addition to observance of the required 65-foot stream buffer, the Property shall observe the <br /> voluntary 100-foot stream buffer (except where 5 parking spaces are placed for cabin guest <br /> parking), and all existing natural buffer outside the limits of disturbance shall be preserved, provided <br /> that where any vegetation is removed from the natural buffer, the number of required new plantings <br /> to replace the removed vegetation shall be increased by 50%. <br /> 12. The southern boundary line of the Property fronting NC Highway 54 shall be buffered with a 75- <br /> foot Type E landscaped buffer consisting of existing and constructed buffer plantings as provided <br /> on the Site Plan. <br /> 13. The Property shall observe an additional tree preservation area along the Property line fronting NC <br /> Highway 54, except where necessary to accommodate driveway access and utilities as provided <br /> on the Site Plan. <br /> 14. The eastern and northern boundary lines of the Property shall be buffered with a 30-foot Type B <br /> landscape buffer, except for a 430-foot segment of the northern boundary line buffer, which shall <br /> be modified to preserve the existing farm road corridor and enhanced with either: (a) a reduced <br /> buffer width with higher density of evergreen understory trees and shrubs, or (b) installation of the <br /> entire 30-foot Type B buffer from the inside edge of the existing roadway, as the same is provided <br /> on the Site Plan. <br /> 15. Lighting on the Property shall be implemented in accordance with the Site Plan and shall be limited <br /> to 2 30-foot pole-top mounted shoebox LED lights for the community building parking areas, and 4 <br /> 10-foot pole-top mounted traditional LED lamps which shall be installed approximately equidistant <br /> from the community building parking area along the access road to the camp guest parking area <br /> as shown on the Site Plan. <br /> 16. The Property shall otherwise be developed in accordance with the Site Plan subject to allowances <br /> for adjustments of structures, driveways, parking areas, lighting and well and septic features of no <br /> more than a 10% increase in ground coverage and no more than a 10-foot shift in location and <br />
