10 <br /> cabins available for overnight guests and "assembly" attendees. The indoor capacity for events and <br /> assemblies is expected to accommodate up to 30 attendees daily. Normal operating hours for the community <br /> building are anticipated to be 9:00 A.M. to 5:00 P.M. <br /> Structural Components <br /> The structural components of the operation are illustrated with particularity on the Site Plan included as Exhibit <br /> C-1 to this Application, the Nest will consist of approximately 23 structures, including the following: <br /> - Community building (4,620 square feet); <br /> - 14 1-bedroom cabins (288 square feet); <br /> - 6 2-bedroom cabins (576 square feet); <br /> - 25 parking spaces, with 2 overflow parking areas; <br /> - Bath house (900 square feet); and <br /> - Community shelter (500 square feet) <br /> Recreational Component <br /> The Nest will not be offering formal or ongoing recreational activities as part of the lodging and event space <br /> operation. Any recreational activities that would take place would be attendant to special events held at the <br /> property (including the renaissance fair), which activities may vary depending on the third-party event host. <br /> Development Schedule <br /> The Project is anticipated to proceed with permitting through the remainder of the 2023 calendar year with <br /> site work (including clearing, septic, abandonment of existing wells and drilling of new wells, completing <br /> roadwork and installation of electric meter) anticipated to occur in early spring 2024. The bathhouse and first <br /> 5 guest cabins are anticipated for construction in late summer 2024, and the remainder of the guest cabins <br /> completed by end of 2024. The construction of the community building is anticipated for 2025. <br />
